How Do I Know What Type of Loan is Best For Me?

Should I refinance?
The need to refinance is determined by many factors. Some borrowers have a desire to lower their interest rate and monthly payments. Others are in need of debt-consolidation in order to reduce their debt and to receive cash out. Each borrower's needs are unique. Whether or not refinancing will benefit you can be best determined once a complete assessment of your financial position has been completed. This usually requires a credit report, property information, income and related financial information.

What is APR?
APR is an acronym for Annual Percentage Rate. It is the actual interest rate, taking into account any closing costs and other finance charges, for the projected life of the loan. Disclosure of the APR is required by the Truth-In-Lending Law and allows borrowers to compare the actual costs of different mortgage loans.

What is a Credit Score?
Credit scores are numeric representations of your credit profile. The higher the score the better the credit risk you are. Certain loan programs are only available for higher score borrowers. Frontline Lending has loan programs for the highest-level credit and for lower credit challenged borrowers. For borrowers with lower credit scores, we offer a credit re-builder loan program. This program enables a borrower to repair their credit and re-apply for a lower payment after this has been completed.

Can I Change the Loan Program or Loan Amount After I've applied for a Loan?
Yes. Your loan request can be modified until the time that the loan documents have been completed.

Do You Require an Appraisal for Your Loan Programs?
Most of our loan programs require that an appraisal of your property be completed by a licensed and approved appraiser. We use only appraisers who are located in the vicinity of where the property is located.
